Hutchinson historic building to become apartment building

16 February 2024

HUTCHINSON, Kan. (KSNW) — The City of Hutchinson announced on Friday that the historic Landmark Hotel will become the Landmark Apartments, thanks to a large influx of grant money and tax credits.

A grant of $650,000 is coming from the Kansas Housing Resources Corporation (KHRC) as part of the Kansas Moderate Income Housing (MIH) Program. In addition, Meyer Landmark LLC is getting $1.2 million in Kansas Housing Investor Tax Credits (KHITC) for the project.

The hotel was built in 1923. It was called the Stamey Hotel, then became the Landmark Hotel. The city says it was the premier hotel in the area, with a grand lobby and first-floor restaurant. But the building has been vacant for years and is described as “blighted.”

Michael and Laura (Meyer) Dick own Meyer Landmark. They are collaborating with Justin Pregont of Pomeroy Development to breathe new life into the building.

“During my fundraiser calls for the Downtown Master Plan project, someone asked me to consider saving the Landmark Building because of the impacts it would have on Downtown Hutchinson. I could not get that idea out of my head,” Laura Meyer Dick said in a news release.

“I arranged a tour of the building, and once I was inside, I quickly was able to see past the mess of stripped pipes, wires, and pigeon feathers from years of neglect,” she said. “I saw the old charm and beauty of this historic building. My husband Michael and I are so excited to execute our vision for what this could be for our community.”

Their historic preservation and adaptive reuse project is valued at $13.5 million and will create 40 new apartment units.

“The Landmark Apartments project is a testament to our community’s resilience and commitment to preserving our heritage while fostering economic growth,” Mayor Greg Fast said. “This investment will invigorate our downtown area, creating opportunities for both residents and businesses to thrive.”

“This generous funding from the Kansas Housing Resources Corporation represents a significant milestone in our efforts to revitalize downtown Hutchinson,” Mary Grace Clements, interim city manager, said. “The Landmark Apartments project will not only restore a cherished historical landmark but also provide much-needed housing options for our community.”

The city says the goal is to complete the project by the fall of 2026.
